A. A lot line adjustment map conforming to the requirements of Section 16.12.040 may be filed with the city manager by a subdivider. The city manager shall specify the number of copies of the map and supporting documents and other data. Such map shall be accompanied by a nonrefundable fee as set from time to time by city council resolution. The map shall be based on a current survey and shall accurately show the following:

1. Proposed boundary with bearings and distances annotated;

2. Location of the foundation line and all exterior walls and protrusions of all buildings and structures, including pools, athletic courts, decks and other similar structures, existing on the property;

3. General note or description of use of each building or structure on the property;

4. Name and address of record owner or owners;

5. Name and address of civil engineer or licensed land surveyor who prepared the map;

6. Area in acres or square feet of the existing and proposed parcel;

7. Dimension of proposed building setback from property line;

8. Other information as may be required by the city engineer.

B. The city manager shall review and may approve the proposed lot line adjustment provided that it complies with all of the provisions of this title and the development standards of the town. The city manager may condition approval of the map upon such requirements as may be necessary to ensure compliance with this title and the public health, safety and welfare. The decision of the city manager with respect to any such map shall be subject to appeal to the planning commission. Upon approval of such map, within a time not to exceed six months from said approval, and compliance with all conditions of approval, the subdivider may cause a parcel map or record of survey to be prepared substantially in compliance with the approved map and all conditions of approval. The parcel map or record of survey shall be submitted to the city engineer who shall review it for compliance with the approved map, conditions of approval, the requirements of the Subdivision Map Act and this title. If the city engineer finds the parcel map or record of survey satisfactorily complies with all of the applicable provisions of this title, he shall transmit the map to the city clerk for recordation.
